​Water is a necessary part of our existence, but unwanted water entering the basement can not only cause damage to a structure but can create a health hazard by allowing mold and mildew to form.  Many insurance companies are refusing to insure homes that have mold contamination.
Basement and crawlspace water problems are usually caused by water pressure against the walls, foundation, or floor of the basement or crawlspace This water pressure can result from a number of different sources, including poor grading, defective gutters/downspouts, or a high water table.
The grade should slope away from the house.  Over time, the slope of the grading surrounding the house may change as loose dirt settles.  If large amounts of settling occur, water can actually reverse direction and flow toward the house.    
Defective gutters and downspouts can dump gallons of water onto the ground adjacent to a house.   The excess water may lead to waterproofing problems.  
Finally, the water table surrounding the house may actually be higher than the floor of the basement or crawlspace during certain times of the year.  The water table is the depth at which water is hit when digging a hole.  It naturally fluctuates with weather and season.  Typically, the water table is highest in the spring and fall, and is lowest in the summer.  
  Water that applies pressure to the outside basement wall, foundation, or floor can force its way into the house.   If water pressure is present, a waterproofing problem can develop.

One common problem is a window well that fills up and allows water to enter the basement, seeping down the foundation wall and onto the floor. If the basement is finished, the wall covering, carpeting or flooring may be damaged. Mold and mildew problems are also likely. There is more than one way to address the problem, but a permanent solution is to eliminate the window completely. Most basement windows do not allow enough light to enter to be of much benefit, so removing the problem window can far outweigh the value of a small amount of light. You will be relieved from the worry of coming home to a wet basement and we guarantee our work.
